Lease renewal25% of one month's rentWhen an existing resident signs a new fixed-term lease. Nothing is charged if the tenancy simply continues month to month.
Onboarding & property setup$190 + $375 + HST$190 per owner bank account, plus $375 per property unit type, plus HST. One-time, when your property joins KEILTY. It covers bank account setup and professional photography, a 3D virtual tour and floor plans.
Maintenance coordination10% of invoiceOn maintenance and repair work we coordinate, including emergency work.
Leasing engagement deposit$500 + HSTPayable before we begin marketing, and credited in full against your leasing fee. If we stop before a lease is signed, it is applied to marketing costs and the balance comes back to you.
Marketing budgetWe fund the first 50%We pay for advertising up to 50% of one month's asking rent per unit. Past that cap, or after 90 days on the market, further advertising is at your expense and only with your written approval.
Operating float$1,000 minimumNot a fee. You hold the greater of $1,000 or one month's operating expenses in the trust account so repairs and property charges get paid without delay. It stays your money.
